Article 1 - Stay length : The client, signatory of this agreement for a fixed period, shall not under any circumstances maintain occupancy at the end of the stay.
Article 2 - Conclusion of the contract : The reservation becomes effective when the client has sent the owner a deposit of 30% of the total rental and two copies of the contract signed by the date indicated on the front. A copy will be given on arrival.
The lease can in no way benefit, even partially, to third parties, individuals or legal entities, unless the owner's written consent. Any violation of this paragraph would be likely to result in immediate termination of the lease to the client wrongs, the total amount of the lease would then be kept the owner.
Article 3 - Client cancellation : Any cancellation will be notified by registered letter to the owner.
a) Cancellation before arrival : If cancellation is made within 45 days before arrival, the balance for the whole lease will be requested.
b) Late arrival : If the client does not give any news within 24 hours after arrival indicated on the contract, this contract becomes void and the owner recovers disposal of the house. and resquests the balance of the lease.
c) If the stay is shortened, the rental price is kept by the owner. We do not make any refund.
Article 4 - Owner cancellation : The owner refund the client, with an increase relative to cancellation period.
Article 5 - Arrival : The client must be there in date and time specified in the contract. In case of late arrival, the client must warn the owner.
Article 6 - Balance payment : The balance of your payment shall be made 30 days before your arrival
Article 7 - Inventory : An inventory is jointly established and signed by the client and the owner or his representative on arrival and departure. This inventory is the only reference in case of a dispute concerning cleanliness conditions.
Cleanliness will be noticed by the client upon arrival. The client is expected to leave the property cleaned. Cleaning price is mentioned on the contract if the client wants it to be done before departure.
Article 8 - Security deposit : On arrival, a €300 security deposit is required by the owner. The owner reserve the right to make a retention from the security deposit to cover damages if necessary.
In case of anticipated departure, security deposit will be sent by the owner within a week.
Article 9 - Lodging use : The client shall respect a peaceful and proper use of lodgings.
Article 10 - Capacity : This contract states a maximum number of residents. If the number of clients exceed this capacity, the owner can refuse extra residents. Any modification or termination of the contract will be to the client's wrongs.
Article 11 - Pets : Pets are not allowed.
Article 12 - Insurance : The client is responsible for any damage that he could do. He is advised to arrange a comprehensive insurance policy (travel) to include cancellation cover and to cover personal belongings and public liability as these are not covered by the owner's insurance.
Article 13 - Extra fees payment : At the end of the stay, the client will pay the owner for non-included charges, among which extra heating. Their price is indicated in the contract and a justification of the charges will be given by the owner.
Article 14 - Disputes : Any complaint relative to the inventory shall be submitted to the owner within three days after arrival.
Any other complaint relative to a stay shall be sent by registered letter as soon as possible. An agreement proposal will then be sent.
If an agreement has not been found, the dispute will be transmitted to the Bankruptcy Court of Morlaix.
